County Engineer Land Development & Planning Department
The land development and planning section processes subdivision and site plan applications, as well as access permit applications for driveways and for other improvements within the county right-of-way. All projects abutting a county road or impacting a county drainage system is required to make an application to the County Engineer. The work required to be shown on the engineering plans in order for a proper assessment of the application is outlined on the county’s checklist, which must be submitted along with the application form for their review and approval.
Within the engineering set of drawings, there will be two sheets comprising the County Roadway Improvement (CRI) plans, which will show all the existing and proposed road information such as lane widths, lane striping, road widening, right-of-way dedications, sight triangle easements, pavement and curb details. The CRI plans generally consist of a
- Road Cross Sections Plan depicting road information at selected interval lengths and at critical points
- A Plan and Profile Plan providing similar information.
In order to complete the application package for the county engineer to review, supplemental information such as a Stormwater Management Report, a Traffic Impact Study and deed descriptions are submitted.
As part of the project’s approval process, the planning/zoning board makes the township approval contingent upon meeting the requirements of the county’s approval. In the case of major land development your application may not be scheduled by the township for a final hearing until conformance with county approval has been completed.
